The Boathouse Fleetwood

Shelby played a key role as quantity surveyors and principal designer in the development of The Boathouse Fleetwood, a purpose-built youth centre in Lancashire. Spanning 546 square metres, this modern facility offers a diverse range of spaces designed to support recreational, creative, and social activities for young people in the town.

Facilities and Features:

• Large multipurpose hall – Suitable for sports, games, and performing arts.
• Adaptable activity rooms – Designed for recreational use and creative arts.
• Dedicated leisure area – Equipped with pool tables, table tennis, and gaming consoles.
• Fully equipped commercial kitchen – Supporting cooking activities and events.
• On-site parking for 25 vehicles – Including EV charging points.

The Boathouse Fleetwood is a collaborative effort involving the local authority, charities, and private investors, ensuring that the centre meets the evolving needs of young people in the area.

Delivering on Budget and Sustainability

One of the project's biggest challenges was working within a strict budget. Shelby managed cost control and efficiency throughout, ensuring that the project was delivered successfully without compromising on quality.

Sustainability was a core focus, with advanced environmental solutions integrated to reduce the building’s carbon footprint and operational costs:

• Integrated HVAC system – Provides year-round heating and cooling for optimal comfort.
• Mechanical Ventilation with Heat Recovery (MVHR) – Enhances indoor air quality while reducing energy consumption.
• Solar panels with battery storage – Harnessing renewable energy to reduce reliance on conventional power.
• Air Source Heat Pumps – Supplying hot water and powering EV chargers.
• High-performance timber frame – A 195mm injected structure providing excellent thermal insulation.

Through smart budgeting and sustainable design, Shelby helped create a state-of-the-art facility that will serve Fleetwood’s young people for years to come.
